The exact Tahoe Park location can be a little confusing to many
potential homebuyers. While they may
have heard about the area, its affordable housing, its proximity to the UC
Davis Med Center and to Downtown, they do not realize the extent of the
area. Frankly, neither did I but I did a
little research and discovered that there are actually four Tahoe Park
neighborhoods, Tahoe Park proper, West Tahoe Park, Tahoe Park South and Tahoe
Park East…and they are all reasonably affordable.
map below delineates the four areas and provides a general idea of the overall
boundaries. During the one-year period ending 8/31/14 there were 146 sales in the
broad area outlined above. The prices
ranged from $96,000 to $375,000 with a median price of $230,000. The breakdown by number of bedrooms and sq
footage is as follows:
2-bedrooms – 75 sold – average of 1,000 sq ft – average price of
3-bedrooms – 63 sold – average of 1,258 sq ft – average price of
4-bedrooms – 8 Sold – average
of 1,779 sq ft – average price of $303,025
TAHOE PARK PROPER Seventy-six of the 146 sales were in Tahoe Park proper with a price
range of $ 132,500 to $349,900 and a median price of $255,000, which is above
the overall median price of $230,000.
WEST TAHOE PARK Twenty-one sales closed in West Tahoe Park with a price range of
$120,000 to $375,000 (the highest sale) and a median price of $220,000, which
below Tahoe Park Proper and the overall median price.
TAHOE PARK SOUTH With its 38 sales, Tahoe Park South recorded the lowest sale at $96,000
with a high price of $315,000 and a median price of $215,000, which is also
below the overall median.
TAHOE PARK EAST Tahoe
Park East recorded the fewest sales for the year at 12. It had a range from $120,000 to $239,900 and
had the distinction of having the lowest median price at $212,000.
