Along with being the “the city of trees”, Sacramento is also home to
several prominent parks some of which lend their names to some great
neighborhoods. WILLIAM LAND PARK is probably the granddaddy of them all and is the
focal point for the impressive land park
neighborhood. Its namesake William
Land was a Sacramento pioneer who built one of the first hotels in the
City. The park area is home to the
Sacramento Zoo, the landmark Vic’s Ice Cream Parlor as well as the City’s
oldest golf course. It also features
Fairytale Land, Funderland and pony rides for the kids.
Park neighborhood boundaries:
Like East Sacramento, the Land Park neighborhood boasts some of the most
beautiful and prestigious older homes in the City, with a wide range values…and
sizes. Prices tend to be lower in the
area west of Riverside Blvd as well as on some of the neighborhood’s boundary
margins. During the 12-month period from
8/1/13 through 7/31/14, prices ranged from $235,000 to $1,755,000. The property that sold for $235,000 was an
868 sq ft home with 1-bedroom and 1-bath while the $1,755,000 home was 3,950 sq
ft with 5-bedrooms.
The table below
shows the average square footage and average price by number of bedrooms for
homes sold during the period.
There were only 155 sales for the entire year with an average price of
$476,904 and a median price of $415,000.
The average price exceeded the median prices for the most of the year. See the table and graph below:
I thought it would be interesting to see the Land Park median prices
for the twelve months ending 7/31/14 juxtaposed with the East Sac and the overall
Sacramento County median prices for the same period:
